
As part of my townhouse website, I have included some basic information that I hope you find useful. It is important to make the distinction between the different types of townhouses found throughout Etobicoke: condo townhouses and freehold townhouses.
Condo townhouse refers to a system of ownership where each individual owner holds title to a specific townhome unit as well as owning a share of common property (sometimes referred to as common elements). In the case of condo townhome developments, common elements generally refer to parking structures or lots, recreational facilities, roadways, and any other property owned in common by all unit owners. Furthermore, condo townhouses generally include a monthyl maintenance fee that is used to help maintain and care for the common elements provided within the condo development.
Freehold townhouses, on the other hand, do not include a monthly maintenance fee when looking at an MLS listing.
Each townhouse development is unique. The important thing when looking at buying a townhouse is to do your research and figure out all the associated fee beforehand.
